Commercial Department
TECOM Investments’ Commercial Department is responsible for all land sales and land leases for hotel, residential and retail plots. Overall, TECOM Investments has a land bank of more than 600 million sq. ft., most of which has been developed into the Middle East’s leading business parks within specific industries.
Currently an additional 100 million sq. ft is available for potential land sales or land lease investors in or next to the current developed zones. In all of our zones, key infrastructural provisions of road, power, water, telecommunications and sewer requirements are available. TECOM has also invested significantly in landscaping and other supporting facilities to create a conducive and inspiring environment for more than 4,500 companies currently operating in its Business Parks.
Below is an overview of the available land as per our master plan. We have land provisions for a variety of property classes, including commercial office, residential, hotel, academic/school, medical, manufacturing, retail and other supporting facilities, across Dubai.

Commercial Offices:
- Plot GFA size varies from 40,000 sq. ft. to more than 1 million sq. ft.;
- Land plots are available in different zones ranging from well-established Dubai Internet City and Dubai Media City to emerging zones such as Dubai Outsource Zone and Dubai Studio City;
- Widely regarded as one of the twin CBDs in Dubai, TECOM Business Parks’ office occupancy is outperforming the city average by approximately 50%.
Residential:
- Typical GFA sizes are from 75,000 to 500,000 sq. ft.;
- Proximity to a large pool of mid- to high- income population. There are over 45,000 knowledge workers in our zones;
- Residential space is still in very high demand in some of our zones, such as Dubai Internet City and Dubai Knowledge Village, and the future supply over the next 5 years is limited.
Hotel
- TECOM has provisions for hotel land in all of its zones;
- Hotels allowed to build varies from service hotel apartments, mid-range business hotels to luxury hotels;
- Staff accommodations are also available in the same zones.
Academic/school
- Land for university is available in Dubai International Academic City and Dubai Biotechnology and Research Park;
- TECOM also has provisions for land to build K-12 schools in most of its zones.
Manufacturing
- Typical land plot of 50,000 sq. ft. – 150 sq. ft are available in Dubai Biotechnology and Research Park , International Media Production Zone and Dubai Industrial City;
- Land is available both for free zone and non-free zone activities;
- All these sites have stable supply of utilities and easy access to major roads, ports, and airports;
- Staff accommodation is also available in Dubai Industrial City.
Retail
- Retail space is also available in all the zones;
- Land for retail purposes is located close to community centers and hence suitable for community retail projects.
